Presenting your property to the highest possible standard will ensure that quality tenants are secured as quickly as possible and at the highest rental price. Some handy hints to assist in achieving the best results include:

Exterior

  • Lawns neatly mowed, edged and healthy. Garden beds weeded. Ideally all lawns and gardens should be reticulated.
  • Any large trees or shrubs pruned back from driveway, windows and roofs.
  • Garage or shed cleaned and free of rubbish.
  • Windows cleaned inside and out, including the window tracks (this will also let more natural light in the house).
  • Swimming pools cleaned all pool equipment to be in good working order, supply of chemicals provided.
  • All rubbish, cobwebs and household items to be removed
  • Clean gutters.
  • Repair dripping taps.
  • Service reticulation and ensure working correctly, install automatic watering systems.
  • Sweep paths and paving areas.
  • Removal any oil stains from carport and garage floors. If you have a BBQ check for grease spots & spillages.

Interior

  • All carpets professionally steam cleaned, as we have the tenants professionally clean the carpets at the end of the tenancy.
  • Walls to cleaned and any large chips/scuffs to be patched and painted.
  • If repainting walls, a neutral colour should be used.
  • Pay special attention to the kitchen and bathrooms – these areas often affect a tenant’s decision to rent your property. Tiles and grout should be clean and sealed, surfaces free of mould and grime.
  • Line the interior of kitchen cupboards if they are aged. Replace dated and damaged bench tops, cupboards and hinges.
  • High wattage light globes will brighten a room, also ensure that the light fittings are clean and all globes are working.
  • Curtains and blinds to be cleaned and in good repair (torn curtains can ruin the presentation of a room).
  • If you have venetian blinds, clean of any spots and replace any broken chains or wands.
  • Ensure all air conditioning vents, ceiling fans and exhaust fans are cleaned.
  • Front vents and filters of air conditioners need to be cleaned of any built up dust and dirt.

The Tenant’s Safety, Comfort & Convenience

  • Consider windows locks and door deadlocks (tenants may be unable to obtain contents insurance without these).
  • Prepare a list for tenants of any useful tips about the property i.e. Advice on appliances.
  • Leave a copy of any user manuals for the tenants.
  • Ensure the home has adequate air-conditioning and heating.
  • The home needs to be compliant with RCD switches & Hardwired smoke alarms/detectors.
  • Ensure all sliding doors and shower screens have safety glass and working rollers.
  • Telephone/ data connection point need to be considered.
  • TV aerials should be installed.
  • Supply keys for ALL entry locks.
